Weston & Sampson CMR is seeking an Assistant Project Manager with 5+ years of construction industry with progressive responsibilities. Projects are located around our Rocky Hill, CT location.

 

What you’ll do:

  • Thoroughly review plans & specs, as well as MEP, Civil, and Architectural plans related to the project.
  • Responsible for the scheduling of the pre-construction and post autopsy meetings
  • Review the contract, the final proposal, and the original bid file.
  • Review the general contractors overall schedule (if applicable). Create a schedule summary for just the work based on the following factors as appropriate; general contractors’ overall schedule, owners schedule, contract time, equipment lead time.
  • Review submittals, submit RFI’s, create purchases orders and subcontracts, manage project budget, prepare change orders
  • Lead project kickoff meeting with Estimator, QA/QC Superintendent, Foreman, Accounting, and Principal in Charge. Complete the CMR kick off meeting agenda form.
  • Work with Estimator to buy out project with emphasis on saving money from quotes. Execute purchase orders, sub-contractor agreements.
  • Communicate project status to Construction Manager, General Managers and Principal in Charge. Report any changes or concerns.
  • Prepare monthly estimates to complete (ETC’s) to accurately outline the labor and other direct costs remaining, which will properly recognize revenue.
  • Responsible for the project close out meeting with Estimator, Foreman, Accounting (CFO, Controller), Administrative Assistant, and Principal-in-Charge. Complete Close out meeting agenda form
  • Track the hours of time and material contractors and financials of the projects
  • Review bulletins and plan updates received from general contractors/engineers/owners to understand impact on the project scope.
  • Address client issues and queries in accurate and timely manner.
  • Work with Foreman, AGM, or Construction Manager to ensure proper manpower and completion dates.
  • Post project review; prepare as-built document, complete and review O&M manuals, complete final pay application, finalize lien waivers, work with marketing on final summary and photos to prepapre project monographs.

 

What you will bring:

  • 4-year technical college degree and 5 years of construction or 10 years of construction experience
  • Experience in general construction or large construction is preferred.
  • Knowledge of applicable codes
  • Proficient MS Office, Procore, BIM Modeling
  • The ability to meet deadlines, to work cooperatively with others and when necessary, work overtime and weekends.
  • Experience managing subcontractors
  • Ability to lead staff
  • Have or obtain Department of Transportation (DOT) health card.
  • Have or obtain 10-hour OSHA certification.
  • Must be able to drive a minimum of 4 hours a day.
  • Ability to lift a minimum of 50 pounds and must be able to climb at ladder, minimum of 15 feet.
  • Valid driver’s license with good driving record for travel in New England.
